Residence footings and formwork

Construction Management

Active construction demands experienced oversight every day. KSW provides hands-on construction management for both residential and commercial projects, including custom residences, tenant improvements, constructability reviews, entitlement services, and contractor final payment negotiations. KSW protects your investment by keeping your project on budget, on schedule, and built to the standard you’re paying for.

01. CONSTRUCTION ADMINISTRATION

Construction Administration

From the first day on site through final closeout, KSW manages the daily communications and documentation that keep your project on track. KSW oversees RFI responses, submittal reviews, and shop drawing approvals to ensure design intent is carried through to construction. Weekly site observations with digital photographs provide an independent account of progress, quality, and compliance, including review of contractor change order requests for entitlement and value, and advisement on design changes, budget impact, and material issues as they arise.

02. MEETING MANAGEMENT

Meeting Management

Effective project meetings keep all parties accountable and decisions moving forward. KSW prepares agendas, leads owner-architect-contractor meetings, and generates meeting minutes arising out of all meetings, documenting decisions and directions for the record. These minutes protect owners by communicating contractor commitments in writing and establishing a clear paper trail for every consequential decision made during construction.

03. VENDOR & CONSULTANT COORDINATION

Vendor & Consultant Coordination

Complex projects involve dozens of specialized vendors and consultants whose work must be coordinated seamlessly. KSW coordinates low voltage, telephone, communications, audio/video, site security, alarms, and surveillance systems alongside soils testing, surveying, and specialty monitoring requirements. KSW also manages owner-furnished vendors (interior designers, decorators, and specialty trades), coordinating their schedules with the general contractor to prevent conflicts and delays.

04. BUDGET MONITORING & COST CONTROL

Budget Monitoring & Cost Control

Budget overruns don’t happen all at once; they accumulate through unreviewed change orders, scope creep, and inadequate cost tracking. KSW maintains detailed budget tracking from groundbreaking through closeout, reviewing every pay application, evaluating change order pricing against market rates, and providing cost estimates for design options during construction. When a budget has been provided by others, KSW reviews and advises on its accuracy. Monthly financial reports give you clear visibility into current spend, adjusted budget, and remaining funds, with scope duration estimates updated as the project evolves. See how KSW tracks budgets in the budget tracking demo.

05. PROJECT ACCOUNTING

Project Accounting

Construction accounting requires specialized knowledge that general bookkeeping can’t provide. KSW reviews contractor pay applications against completed work, manages lien release and insurance requirements on every invoice, and manages and approves all contingency fund use requests. KSW also coordinates the fund control process and provides third-party entitlement site verification services, ensuring owners are not paying the contractor more than has been earned, and that every dollar is supported by a clear paper trail.

06. PROJECT CLOSEOUT

Project Closeout

The final phase of construction is often the most neglected, and the most important for protecting your long-term investment. KSW leads the punch list walk-through and tracks completion, coordinates the agency final permit review and sign-off, and manages owner insurance closeout for fire alarm and security systems. KSW then handles all closeout procedures: city agency release, warranty documentation, equipment manuals, and a maintenance schedule, ensuring all contractual obligations are fulfilled.

Special Project

Art & Sculpture Installation

Large-scale art and sculpture installations in luxury residential and commercial settings require the same rigorous coordination as any complex construction project. KSW provides end-to-end management for these specialized commissions, beginning with a site review for structural, spatial, and logistical constraints through final installation and verification. KSW coordinates directly with artists and their studios, manages installation logistics and planning, arranges crane and rigging operations where required, and provides electrical planning and execution guidance for illuminated or powered works. For owners commissioning significant art installations, KSW brings the construction expertise to realize the artist’s vision safely and on schedule.
