Pre-Construction / Design Advisory Phase Services

 

DESIGN MANAGEMENT

  • Review design documents and advise on any current issues or areas of uncertainty

  • Review design documents and advise on construct-ability issues

  • Value engineering cost saving considerations

  • Provide oversight and advisement to Owner’s design team of consultants and engineers

  • Provide (additional) consultant selection guidance for project, as needed

  • Provide oversight of Agency permitting process including communications with consultants to achieve permit

 

PROJECT BUDGET & SCHEDULE DEVELOPMENT

  • Develop project construction budget including estimates for design options (Or advise on budget by others)

  • Develop conceptual project schedule including scope duration estimates (Or advise on schedule by others)

 

PROJECT BID MANAGEMENT

  • Define appropriate project delivery system based on Owners’ objectives and status of designs

  • Pre-qualify contractors and assemble bid pool or facilitate negotiations with favored contractor

  • Provide oversight of bid process including monitoring of contractor communications with designers

  • Analyze bids and assist Owner in contractor selection

 

CONTRACT DEVELOPMENT AND ADMINISTRATION

  • Draft construction contract in conjunction with Client’s attorney. (Or advise on contract provided by others)

  • Provide contract administration of contract terms and conditions

  • Review contractor change order requests for entitlement and value

  • Perform other contract administrative duties as needed

 

Construction Phase Services

 

CONSTRUCTION ADMINISTRATION

  • Provide oversight of construction communications and administration to include RFIs, submittals, and shop drawings

  • Conduct regular on-site construction meetings with project team, as may required

  • Facilitate communications with Owner on project matters and updates, as necessary

  • Assist in problem solving during project

  • Generate meeting minutes and other project documentation arising out of all regular meetings and special sessions

  • Perform weekly site observations of progress including digital photographs for the record.

 

OWNER VENDOR/CONSULTANT COORDINATION

  • Assist in the coordination of Owner retained vendors and consultants including telephone/communication/computer, security, surveying, soils testing, and interior design, as may be required

 

PROJECT ACCOUNTING, ENTITLEMENT VERIFICATION AND BUDGET MAINTENANCE 

  • Review contractor payment applications for entitlement and follow up of lien release & insurance requirements

  • Provide verification of value of work in place and recommendations for approval of contractor applications for payment
