Point Loma Residence Remodel
This project remodeled an architectural home from the 1960s into a modern and luxurious home. Adding a new vanishing-edge pool and spa, along with extensive patios, landscaping, and a true college basketball half-court, makes this project a contemporary masterpiece in the coastal neighborhood. Ensuring cooperation with local code compliance inspections, KSW navigated this project to the satisfaction of the local jurisdiction.

1930 Mexican Beach House – The “Healthy Home”
This project was a 1930s-period restoration and addition, including elective structural upgrades. Utilizing healthy choices in construction materials enabled this homeowner to achieve her goal of a true “Healthy Home.” Navigated through the City of Del Mar and the Design Review Board, this project is a true gem of this coastal community. KSW stood by this homeowner’s side for five years, making sure all of her project requirements were followed. Now, KSW continues to work for the family on both residential and commercial projects.

La Jolla Shores Residence – “Beach Front Living”
This project created a new two-story custom residence on the ocean and beach front in the La Jolla Shores neighborhood. The Bali-themed project includes a floating vanishing-edge spa and hidden pool, along with a stunning beachfront patio with glass wind screens designed to take a six-foot ocean wave!

La Jolla Custom Residence – “2 Story with Full Basement”
This project created a new two-story custom residence in the Inspiration neighborhood of La Jolla. The new ground-up construction includes a complete basement concealing parking for six cars with a Tesla solar PV battery system, a bedroom suite, a game room, and a home theater, all underground. Additionally, the new pool and spa are secretly floating above the hillside to avoid excessive geological impacts on the downhill neighbor. This contemporary home features high-end finishes and spectacular lighting.

3930 Commercial Renovation
Exterior remodel of a multi-tenant office property at 3930 Fourth Avenue, San Diego, delivered on schedule and within budget. KSW served as project manager, leading pre-construction and construction meetings with the general contractor and architect. The project’s construction included all-new dual-glazed window assemblies, stucco, and roofing, all accomplished while the existing tenants’ business operations remained open with minimal impacts.

Law Offices Tenant Improvements
Tenant improvement build-out of the entire floor of a downtown high-rise, with various remodeling on the floors above. This included a new AV media conference center with state-of-the-art electronic features. Fine finishes included walnut paneling, stone, and frosted glazing for light transmission while maintaining privacy. Additionally, this prominent law firm’s North County location added the build-out of the entire fourth floor and a remodel of the floor below. With million-dollar budgets, these projects were successfully managed on time and on budget, with Steve providing the project management.

Affordable Housing Midrise
Downtown San Diego affordable-housing midrise: standing-seam metal facades, laser-cut screen walls, rooftop solar, and underground parking. Steve provided third-party entitlement review services as part of the state’s development requirements.
